New Home Construction Precautions for Buyers

When you are looking for a home to purchase, you want to make sure you don’t end up with a lemon. This is one of the major downsides of purchasing an older home – there are a number of structural issues you have to worry about, like older plumbing systems and even pre-modern insulation. Most of the time, you have to update these systems, which can be incredibly exorbitant. This is why building a home from scratch can be so much more cost-effective in the long run. However, this doesn’t exempt you from having to perform a housing inspection before you move into your newly built home. Here are some new home construction precautions for buyers.

  1. Make sure that the HVAC system is in working condition. This is especially important right before you turn on your HVAC system. You want to inspect the ductwork to make sure all the ducts are lined up to the vent gates. You also want to make sure the main unit is plugged in with a new filter. The last thing you want is to blast a new HVAC system, but then realize it isn’t properly set up – you could cause damage to the system or to your home.
  2. Make sure that the roof is in order. The roof is an essential part of any home, but when it comes to purchasing a newly built home, you want to make sure that everything looks like it is connected, nailed down and finished. You don’t want there to be any issues with the tiles or paneling either. This is especially important if the homebuilders used a crane to construct the roof.   3. Make sure there is plenty of insulation in the attic. If you purchase a new home and start to wonder why utility bills are exorbitantly high, you probably have an issue with not enough insulation. If there isn’t enough insulation, you could be dealing with serious problems down the line.
  4. Make sure that the septic tank system is connected. This is an important precaution, because you don’t want to start using your home and then realize that the plumbing system isn’t even connected. This can present numerous challenges. If the septic system isn’t hooked up, you want to call your homebuilder and have them set it up for you. A home should be connected before the move in date, but you just never know.
  5. Make sure that everything is up to code. There is a strong probability that the home is up to code, but you want to have an inspector make sure it is before you move in. A home that isn’t up to code will present short-term and long-term challenges. In the short run, it could cause you to have trouble using some appliances. In the long run, you could get fined. So, make sure everything is up to code to prevent a number of potential problems – you’ll thank yourself later.
